What does truspot.io do?
truspot.io is an independent on-site verification service for rental apartments in Thailand. We send a vetted local scout to a listing you're considering. The scout films a video walkthrough, runs an internet speedtest, takes calibrated decibel readings, and produces a structured PDF report. The report is delivered within 48 hours of the scout's visit so you can decide whether to sign before flying in.
Where in Thailand do you operate?
We're launching in Bangkok, Koh Samui, Koh Phangan, and Phuket first. Coverage will expand based on demand — if your listing is elsewhere, contact us at hello@truspot.io and we'll tell you whether we can dispatch a scout.
How long does it take to get a report?
The report is delivered within 48 hours of the scout's visit. The bottleneck on total turnaround is appointment availability with the landlord, which we can't control — once the visit happens, the report is in your inbox in two days.
How fast can the scout actually visit?
We confirm scout availability within 24 hours of your inquiry. The actual visit date depends on when the landlord can show the property; for typical bookings this is within 1 to 5 days of confirmation.
What does a report contain?
A Full Report covers ten categories: noise (decibel readings, identifiable sources), internet (fiber check, peak-hour speedtest, mobile signal on AIS / True / DTAC), photos and video (timestamped, GPS-tagged, 5-minute walkthrough), bathroom, bedroom and AC, kitchen, power and utilities, access and parking, neighborhood walk video, and red flags. Quick Check is a subset; Premium adds a 20-minute call with the founder and two alternative listings nearby.
How is internet speed measured?
The scout runs a wired speedtest plus a Wi-Fi speedtest at the apartment, ideally during the local peak window (early evening), and verifies whether the listing's connection is fiber to the unit or a shared apartment-block line. Mobile signal is also recorded on the three major Thai carriers (AIS, True, DTAC) so you know what to expect when the building Wi-Fi drops.
How is noise measured?
We use a calibrated decibel meter to record ambient noise levels at multiple points inside and immediately outside the apartment. Where audible, identifiable sources are noted in plain language: traffic, ongoing construction, nearby bars or clubs, the dawn call to prayer from a neighborhood mosque, roosters, etc. Noise is the single most-reported reason expats break Thai leases, so this is a core part of every report.
Are scouts licensed real-estate agents?
No. Scouts are trained, vetted independent contractors who specialize in on-site inspection. They are not licensed real-estate agents or brokers, and truspot does not list or rent properties. Our role is verification only — you remain the renter, dealing directly with the landlord or agent.
Are reports legal expert opinions (Gutachten)?
No. Reports are structured factual descriptions of what the scout observed at the time of the visit. They are not legal expert opinions and do not replace professional structural, legal, or immigration assessments where those are needed. Full disclaimers in our terms of service.
What happens after I order?
Within 24 hours you'll get a WhatsApp message from the founder confirming scout availability and a secure Stripe payment link. Once paid, the scout is dispatched as soon as the landlord agrees to a viewing. After the visit, your structured PDF report and raw footage land in your inbox within 48 hours.
What if the apartment turns out fine — do I still pay?
Yes. You're paying for the inspection, not for finding a problem. A clean report is a useful result: it tells you the listing is what it claims to be, which is exactly what you need before signing a lease from another country.
What's the refund policy?
EU consumers retain the standard 14-day right of withdrawal under § 312g BGB until the inspection is performed. Once the scout has visited the property, the inspection has been delivered and is non-refundable. Detailed terms at /terms.
